Frequently Asked Questions

What are the current planning application fees in England?

From December 2023, England planning fees are: Householder extension — £258; Full planning (residential, per dwelling) — £578 (reduced rate of £423 for each dwelling above 50); Change of use from commercial to residential — £578 per dwelling; Prior approval for larger home extensions — £120; Listed building consent — no fee. The December 2023 increase was the first significant fee rise in England for over a decade, with most fees roughly doubling. Fees are paid to the local planning authority and are non-refundable.

Do planning fees apply in Scotland and Wales?

Scotland and Wales have their own separate fee structures, independent of England. Scotland increased its planning fees in 2024 under the Planning Circular 4/2024; Wales operates a Welsh Government fee schedule under the Town and Country Planning (Fees for Applications, Deemed Applications and Site Visits) (Wales) Regulations. Northern Ireland has its own fee structure administered by DAERA. Always use the applicable fee schedule for the nation where the site is located — using the England schedule for a Scottish application will give the wrong fee.

Can I get a planning fee refund?

Planning fees are generally non-refundable once the application has been validated by the local planning authority, even if the application is subsequently refused, withdrawn or becomes invalid. Some local authorities will offer a 'free go' — a second application without fee — if your first application is refused and you submit a revised application within 12 months. This is at the authority's discretion and is not a statutory right. Pre-application advice fees are also typically non-refundable.
