What is rental yield?

Rental yield is the annual return on a property investment, expressed as a percentage of the property value. There are two types:

  • Gross yield — Annual rent ÷ property value × 100. Simple comparison metric.
  • Net yield — (Annual rent − costs) ÷ property value × 100. More realistic return.
