How SDLT is calculated

Stamp Duty Land Tax is calculated in bands, similar to income tax. You pay the rate for each band only on the portion of the purchase price that falls within that band — not on the total price. So a £300,000 purchase pays 0% on the first £250,000 and 5% on the remaining £50,000, giving £2,500 SDLT.

Standard residential rates (from 31 March 2025)

The temporary stamp duty holiday ended 31 March 2025. The nil-rate threshold returns to £125,000 (not £250,000 as during the holiday). First-time buyers retain their relief up to £500,000 (nil rate to £300,000, 5% on £300,001–£500,000 — check HMRC for the latest position after March 2025). This calculator uses the standard post-holiday rates.

14-day payment deadline

SDLT must be paid within 14 days of completion. Your solicitor will normally calculate and submit the return on your behalf, collecting funds as part of the completion statement. Late payment attracts automatic penalties of £100 (up to 3 months late) or £200 (beyond 3 months), plus interest.

Scotland and Wales

Scotland uses Land and Buildings Transaction Tax (LBTT) and Wales uses Land Transaction Tax (LTT), both with different rate bands. This calculator covers England and Northern Ireland only.
